Construction mortgage vs. the Kullar way
A typical custom build in Prince George runs on a construction mortgage: the bank advances money in draws as the house goes up, you pay interest on every draw from day one, and you usually need 20–25% down before the first shovel. For a $900,000 home that is $180,000+ up front and months of interest on a house you can't live in.
With Kullar the builder carries the build. Your $25,000 deposit reserves the lot and plan; the balance is a normal purchase mortgage on the finished home, qualified the way any buyer qualifies for a resale. You pay one thing during construction: whatever you already pay for housing today.

How does $25,000 down work with Kullar Homes?
You reserve your lot and plan with a $25,000 deposit. Kullar finances the construction, so there is no construction mortgage, no draws and no interest during the build. You buy the finished home at completion and your regular mortgage starts the day you get the keys.
Do I need a construction mortgage to build with Kullar Homes?
No. Kullar Homes carries the build. Your lender only needs to approve a standard purchase mortgage on the finished home, arranged with your own broker or bank before closing.
What do I pay during the build?
Nothing to Kullar beyond the deposit. You keep paying whatever you pay now for housing until the keys are ready, then move straight in.
Where does Kullar Homes build in Prince George?
